Cost Estimate to
Build the City

The cost to build the City is the same as what is spent on the chronic homeless over 8 months.

Overview

These conceptual estimates are calculated a variety of ways: using comparables of previous projects (a.k.a. analogous estimates), using various online resources to obtain historical cost data (a.k.a. parametric estimates), and in some cases, compiling data from various sources to create an educated guesstimate.

The best efforts were made to achieve accurate cost estimates for each item; however, two additional estimates are included as well. These are either simple multipliers based on Cost Estimate A; or have modifications in the price, which are detailed upon hovering over the cost number.

The following have been roughly calculated and included in a catch-all category. These items either lack available details for calculations or require more significant experience in estimations:

  • Infrastructure
  • Furniture, desks, office supplies, security equipment, vehicles
  • Train tracks
  • Factory equipment
  • Vehicles
  • Land
  • and more

Things to keep in mind when reviewing the estimates:

  • These costs are not exact and are intended only as a preliminary guide for possible project cost. The actual project cost may vary greatly depending on many factors.
  • Cost estimates are based on pricing and comps with 2019 dollars, and no adjustments for the cost of inflation have been made.
  • Although potential plots of land have been identified, along with “for sale” pricing and comparables, land cost is not included in this overall estimate.
  • Unless otherwise noted, all price per square feet is obtained from BuildingJournal.com construction estimating tool.
  • Numbers are rounded up when needed.

Cost estimates have one of three visual indicators to identify cost accuracy:

Accurate Estimate: Price estimate was obtained by finding similar completed projects posted online, or from companies that provide posted rates for projects.

Close Estimate: Pricing obtained by using online estimating tools that average project costs by pulling averages of materials and labor costs, according to specific geographical regions.

(No indicator): No indicator is used if no reliable pricing was found. Pricing was still calculated by analyzing comparables to similar projects, cost and sizing of materials, etc.

Dorm Buildings
Residents live in the dorms, which consist of sleeping rooms, and communal showers and bathrooms. There will be 16 dorm buildings, each consisting of 16 floors each, 5 wings per floor, and 40 rooms per wing. That equates to 3,200 rooms per building (40 rooms x 5 wings x 16 floors).

Cafeteria & Services
Cafeterias
Each of the 4 neighborhoods will have their own cafeteria and kitchen. Each building will be 3 stories, consisting of a kitchen basement, first-floor serving and seating, and top floor open space.

The Health Services Buildings comprises of various healthcare providers, including medical offices (exams and ailments), optometry (eye tests, eye health, receive glasses), orthodontists (all dental care, including exams, teeth cleaning, root canals, fillings, and more), mental health & therapy (psychiatrists, therapists, family and group therapy), and personal care services (barbershop, hair salon, nails, and more).

Staff in the Educational Building will offer educational services, training, and classes on a variety of topics ranging from GED certificate programs, arts & crafts programs, music classes, industry-specific job-training classes, and more.

Entertainment Hall
Each neighborhood has its own 4-story entertainment hall with a 1 acre footprint. Floors have specific purposes: arcade, TV pods, social area, and quiet floor.

Veterans Memorial
1-acre park honoring members of the U.S. armed forces. Park will have a large central fountain, various sculptures and memorial plaques, seating areas, plants and flowers.

4 acre outdoor botanical garden with meandering paths through a wide range of gardens and collections of attractive – yet extremely - hardy flowers and plants, sculptures, creek, and various garden elements.

2-acre park exclusively for citizens working in the office towers, and visitors of citizens. Park consists of large outdoor patio eating area, as well as lush landscaping, walking paths, water features, and more.

Tranquil and natural landscape with Japanese aesthetics, meandering paths, Zen rock gardens, ponds, bridges, buildings, waterfalls, and more. No accurate pricing available.

Neighborhood Parks
Each neighborhood will have surrounding parks where residential buildings and cafeterias are located. Each neighborhood park will have plazas with large amounts of seating for socializing and waiting outside meal times, seating with game tables, trees, flowers, lawns, water fountains, statues, interactive elements, pathways, and bike parking. Each neighborhood will have similar, yet, unique elements. Each park is estimated to be about 6 acres each (not counting space occupied by dorm buildings and cafeteria).

Flower Conservatory
Large greenhouse with plants and flowers from around the world. Twice as large as San Francisco's Conservatory of Flowers. No available pricing available; priced based on indoor arena.

Miscellaneous
Hotel for Visitors
The city will have an on-site hotel, outside of the city, and will offer complimentary stay for visiting family members and friends of the citizens; as well as complimentary lodging for all visiting entertainers for the city's venues, visiting athletes for the sports arena, and for traveling interviewees for open city positions.

Parking Lot
Approximately 3,000 parking spaces for staff and visitors are needed. They will be in close proximately to their worksite, such as Admin building, hospital, factories, etc. Parking spaces will be under the canopy of Solar panels (solar carports). These panels are priced separately under Solar Farm.

Apartments
On-site apartments will be provided for free or subsidized cost, for city interns and employees. The majority of occupants will be for therapists-in-training for their service hours. Cafeteria services may be provided.

Visitor Center
Since visitors are not allowed in the city, a large indoor space (approximately 21.500 sq ft) and outdoor space (2-acre outdoor park shared with the office buildings) are provided to allow citizens to see visiting family members and friends.
The visitor center will be located in 1/2 of the bottom floor of one office building, so no additional costs here.

Streets and Sidewalks
Although the city will have very little motorized vehicle traffic, it is vital to give enough room for bicycles, emergency vehicles, possible mass transit vehicles, possible supply or maintenance vehicles, and large amounts of pedestrians walking to their destination. So it will have 2 lanes in each direction, and 30' wide sidewalks.
